Emerson-Bettis Industrial Park is located just
west of Waller in Waller County and has several sites available
with utilities. In addition, there are available tracts with utilities
on both U.S. 290 and Business 290 (see the menu item titled Available
Properties for more detail).

Industry Growth: While dependent on the Greater Houston
area for trends, the City of Waller has historically maintained
lower unemployment rates than either the county or MSA. With
few residents actually working within the city, employment
options tend to be diverse and spread throughout the region,
providing insulation against adverse economic conditions. |

The city of Waller has a small job base; however, opportunities
abound within a short drive. While there were only about 1,000
jobs in Waller in 2000, there were 15,500 within 15 miles
and 74,000 within 25 miles of the city center. |
Special attention should be paid to the growth in the manufacturing
sector. While U.S. manufacturing is stagnating, the regional
sector continues to perform strongly. In Waller County alone,
there has been an addition of 600 manufacturing jobs created
in the past 10 years. Much of this is in industrial machinery
and equipment manufacturing to support the oil & gas and
petrochemicals industries. The relatively recent establishment
of Cooper Cameron Corporation at Bettis Industrial Park played
a key role in this manufacturing growth. |

The local job market is dominated by the services, which
encompasses the education sector. The stabilizing presence
of PVAMU and Waller ISD will help maintain unemployment at
relatively low levels. |
Location: Waller’s strategic location on the US 290
corridor positions it to capture business and residential
growth extending from the Houston MSA. The Northern corridor
on 290 has sustained prolific growth over the past 12 years.
Industries that need rapid access to major transportation
corridors will be drawn to Waller’s location advantages |

The Houston-Galveston Area Council defines the
U.S. 290 corridor as U.S. 290 and the area 5 miles north and south,
running from Loop 610 West to the Waller County line. In their study
Houston 2022, HGAC forecasts population in this region to grow by
more than 43 percent and employment to grow by 33 percent. While
not specifically mentioned in the study, Waller is poised to benefit
from this outward growth. The community will be attractive to those
seeking access to inexpensive land and housing.
